Seven Things That Add Real Value Before You List

Not every pre-listing project pays for itself. These seven reliably do — from a pre-listing inspection to better lighting and a fresh coat of the right paint.

When you’re preparing to sell, it’s tempting to take on big projects. In my experience, the improvements that pay off are rarely the most expensive ones — they are the ones that remove doubts from a buyer’s mind and help your home photograph and show at its best.

1. Get a pre-listing inspection

An inspection before you list lets you fix issues on your own schedule and budget, instead of negotiating them under pressure later. Share the report with buyers and you build trust from the first showing.

2. Paint with intention

Fresh paint is the most cost-effective upgrade there is. Choose warm, light neutrals for the main living spaces, touch up trim and doors, and don’t forget the front door — it sets the tone before anyone steps inside.

3. Fix the small things

Dripping faucets, sticking doors, cracked switch plates and burnt-out bulbs add up to an impression of deferred maintenance. A day with a handyman is money well spent.

4. Make it bright

Replace dated light fixtures in key rooms, use bulbs of the same color temperature throughout and open every blind for showings. Bright rooms feel larger and photograph beautifully.

5. Edit, then edit again

Clear the counters, thin out closets and remove about a third of the furniture and accessories. Buyers need room to picture their own life in the space — and storage that looks roomy sells itself.

6. Invest in curb appeal

Fresh mulch, trimmed shrubs, a clean walkway and a few potted plants by the door cost little and transform first impressions, in person and in the listing photos.

7. Service the systems

Have the air conditioning serviced, clean the gutters and keep the receipts. In the Juniper Valley, buyers ask about the AC first, and a record of regular maintenance is reassuring.
